The Right Advice Just in Time
One of our recent clients, a full-time remote employee, was looking to sell his condo in snowy Colorado and relocate to the sunny state of South Carolina. When he initially bought the condo, he didn’t receive the correct advice, information, or support. So this time around, he was referred to talk with one of our Loan Advisors. While buying his new home, the client was prompt with delivering documents and curious to learn more from the Loan Advisor about why they needed certain documents and the next steps in the process. Our Loan Advisor could see the borrower’s previous experience had left him feeling unsure about the mortgage process, and he was happy to provide the information he needed. The client truly appreciated our Loan Advisor and his team’s patience, guidance, and openness while explaining the mortgage process. The borrower doesn’t understand how anyone would go through this process without professional help, and he promises to champion the team that did so much to help him.
When looking to refinance her and her husband’s home, our borrower knew exactly who to turn to, her brother, a Loan Advisor with our Lexington, SC branch. She wanted to remove their mortgage insurance and reduce their interest rate. Our borrower was concerned about not getting the best rate possible compared to her neighbors’ recent refinances. Her brother assisted the couple and explained that their neighbors most likely had to pay to receive a low rate. This procedure is called "buying down the rate," where the borrower pays out of pocket at closing for a reduced interest rate. Fortunately, our Loan Advisor was able to get his sister and her husband a great rate without them having to buy it down. In the end, the couple was satisfied and even learned a bit more about the brother’s industry along the way.
Back on Track
A borrower was working with a lender who told them two weeks before closing that they could no longer approve them for a conventional loan. As a consolation, the borrower was offered a bank statement loan as long as they could provide the additional funds. While this was happening, the buyer’s agent realized the deal might be lost and contacted another agent who is friends with one of our Loan Advisors. The agent connected the buyer’s agent with our Loan Advisor, who immediately sent the case to be reviewed to determine if and how we could help this borrower. The application was sent in, and by the next day, it was disclosed and went through processing the day after. The seller was cautious about giving our borrower an extension. However, our Loan Advisor and his team were able to handle the tight deadline and close the loan in just 11 business days.
Perseverance Pays Off
One of our Loan Advisors recently worked with an excited borrower on their new jumbo loan. The borrower provided a 20 percent down payment, and everything was ready to go until a strange credit issue emerged. The team worked tirelessly for two weeks to get around this roadblock to no avail. After searching for the right product and being met with disappointing results, the group finally found a satisfactory solution. Once our Loan Advisor and his team figured it out, they jumped to get the mortgage back on schedule—filling documents, underwriting, and getting everything approved in just a few days. Now, our borrower is grateful to be closed on their brand new home, thanks to our team’s perseverance.

Yet with all her preparation, she was still nervous about becoming a homeowner and how it would affect her family’s finances. A Father's Fresh Start
One of our borrowers recently went through a challenging divorce which involved a lengthy custody battle. Though he was able to win custody of his son, our borrower still needed a new place for them to start fresh. As he was self-employed, our borrower turned to his neighbor and friend, who happens to be one of our Loan Advisors, for help with buying a new home. Due to the borrower’s great credit and closing funds, the team only had to use one year of his tax returns to complete his loan process. Now our borrower is happily spending time with his son watching their dog play on their new front lawn.
